Permits:
In most cases, the most Frequently Asked Question regarding obtaining a quote for a particular job, is "do we need a permit?" The answer is "Yes". The only time a permit is not required, is if the job, i.e. a freestanding carport, is to be constructed beside the house, not forward of the existing property, and is under the price of five thousand dollars. In every other case, as soon as you construct a verandah, pergola, carport with a roof over, and is attached to the house in any way, i.e. to the fa cia, or brickwork, no matter the size, a permit is required.
BAN Master Builders takes care of these requirements, when a permit is required. We shall obtain the necessary paperwork, draw the plans, lodge them with council, and pay all the fees. Thus making BAN master Builders able to design, draw and obtain the permits, without the customer having to worry about anything, but having their job done.
Permits & Contracts:
Another frequently asked question is, what about insurance or guarantees. Here is a brief explanation of what is required.
As the holder of a full domestic building License No. DBU13212, which can be checked by calling the HIA, once a job has required a permit, and has reached the sum of twelve thousand dollars plus, then a small works domestic building contract has to be entered into, between your builder and the agreed party. What this then covers in the customers' case, is an insurance policy, which the particular amount paid is varied on the amount of the job in question, this money is paid by BAN Master Builders, directly to the insurance provider. Hence taking the worry out of the customer's project.
A domestic building contract can only be entered into, when the amount exceeds twelve thousand dollars not including GST, and the particular builder has a domestic building licence.
